We’ve all seen some fantastic (and quirky) self-build, extensions or grand design projects on TV or whilst travelling around – ever thought about what happens when things go wrong? because there’s never a problem, ‘til there’s a problem!
The fundamental starting point is that there should be a contract in place which dictates the responsibilities of each party and importantly, what insurances need to be put in place by each party. In too many cases, assumptions are made that “the other party” is responsible and has the relevant risks covered off.
There are several comprehensive and flexible fixed-period policies designed to cover such projects with periods of insurance ranging from six months to 24 months. The cover may include existing buildings/structures, contract works, plant and tools, hired in plant, Public and Employers Liability covers. The cost is a fixed price payable upfront which can be factored into the project budget.
If the timeline slips, which is often the case, for example, due to specialist items being delivered late or maybe bad weather, then the period of cover can be extended”
